Located in the middle of the dynamic Fashion District in Downtown Los Angeles, the 12th Street Fashion Plaza is a ground-up development completed by Maxxam in 2005. Previously a small and underutilized industrial building and parking lot, we saw opportunity to develop world-class showroom stores as the Fashion District was expanding. The building features ground-floor retail showrooms with overlooking mezzanines, parking on the 2 levels, and office space on the penthouse level.

Since principals of Maxxam helped kick-start the rebirth of the Los Angeles Fashion District back in 1984, the area has become a hub for the entire West Coast fashion industry. Today it's a commercial zone that draws wholesalers, retailers, designers and students, with rental rates which are comparable to that of Rodeo Drive and the Hollywood Entertainment District.

In 2006, the building was recognized by the Los Angeles Fashion District's Business Improvement District for its significance in contributing to the betterment of the surrounding area. Its signature rooftop "Lips" sculpture makes the building easily identifiable from all directions. This successful new development has secured some of the highest per-square-foot rents in Los Angeles.
