When we took over this neighborhood shopping center in the middle-class city of Riverside, it was an underperforming property. The main anchor space, once a Von's supermarket, was long closed, and the center had a vacancy rate of nearly 60%.
We began a 3-year process of renovation and new construction. At a cost of more than $2 million, we built a larger pad and gave the façade and landscaping a complete makeover. The investment more than paid for itself, as it allowed us to bring in successful anchor tenants, including a Cardenas market - a perfect fit for the local Hispanic community - plus an A.J. Wright clothing store and a Rite Aid. Other new tenants include national brands such as Starbucks and Popeye's Chicken, plus Payless Shoes, Ace Cash Express, Wonder Bread, and Enterprise Rent-a-Car.
Arlington Plaza now boasts a vacancy rate of less than 2%, proving that our broad-based capabilities and visionary approach generate significant value and revenue.
