The Burbank Industrial project is a good example of our innovative approach to identify value-added assets in a tight real estate market. When the property was acquired, it was occupied by a single tenant. We were able to reconfigure the property, removing a portion of the roof in the middle of the building, thereby creating 2 separate structures.
We then processed a 'lot split', and produced 2 separate lots with separate buildings. The buildings were then sold to 2 separate end-users, generating a far greater value than the original single asset.
