The C&S Grocers Foodland Warehouse is a warehouse and distribution center in the Kapolei Industrial District, one of the main industrial centers of Hawaii. The sole tenant, C&S Wholesale Grocers, is the second largest food wholesaler in the United States, with annual sales exceeding $18 billion.

Kapolei is an extremely tight real estate market with less than 2% industrial vacancy. Given that the land was fee simple, not a ground lease as is common in Hawaii, the purchase of the Foodland Warehouse presented a rare opportunity and depended on quick action. The property was made available for only a short period of time and the sale was contingent on a complex set of terms.
