The site was previously a car wash and auto repair shop in the City of Rolling Hills Estates, an elite South Bay community with one of the highest average household incomes in the nation.
Working side by side with community leaders, Maxxam embarked on a 4-year design and entitlement process for an ambitious mixed-use project which would become a key anchor in the City's plans to revitalize its downtown district.
Our extensive community outreach which included innumerable meetings with the community, city staff, and members of the Planning Commission and City Council, allowed us to secure variances for a number of features which will add substantial value to the units, including increased height, increased density, reduced set-backs, and rooftop decks for select units. The result is a mixed-use venture consisting of 4 floors of luxury residential units above ground-floor retail.
