When completed, Santa Monica Plaza will be a mixed-use project with residential units and ground-floor retail space.
In order to secure the land, we acquired and assembled 5 contiguous parcels consisting of over 35,000 square feet of land from 3 different owners, all through off-market transactions. This required intense negotiations and constant principal involvement.
With well-known and innovative architects Killefer-Flammang onboard, we worked closely with the City, community groups, and individual neighbors during the design phase. This successful collaboration allowed us to secure all necessary entitlements, including variances for height, maximum density, maximum floor-area ratio (FAR), number of floors allowed and more.
Located near the 405 and 10 freeways, and close to local schools, shopping centers and office complexes, Santa Monica Plaza promises to be a valuable addition to its prime West Los Angeles neighborhood.
