When we acquired the Upland Town Square shopping center, its main anchor tenant was a Ralph's supermarket that had closed down after the grocery strike of 2003, its space having remained dark ever since. The former owners were content to let Ralph's continue paying its rent. With our leadership, Ralph's was allowed to terminate its lease under conditions very favorable to the ownership. This cleared the way for us to bring in an OfficeMax and a Tesco Fresh & Easy grocery at market rates that were significantly higher than the rate Ralph's had been paying. Upon executing these leases, we immediately undertook an extensive remodeling of the exterior façade of the buildings.
Other key tenants in the center include H&R Block, Wachovia and Goodyear. Located at a major intersection in Upland at the corner of Foothill Boulevard and San Antonio Avenue, the revitalization has not only dramatically raised the value of the property and added substantial revenue, but other tenants have also benefited from the improved appearance and increased traffic from the new co-anchors.
